Question 1

What exactly is a minimum standards inspection?

Accepted Answer

It is an independent assessment of a rental property against all 15 prescribed minimum standards under the Residential Tenancies Act 1997 (VIC). We attend the property, assess each standard, take photographic evidence, and provide a professionally written report documenting the results.

Question 2

Do you install anything during the inspection?

Accepted Answer

Where necessary, we can install 4 Star WELS rated flow regulators on site during the inspection for $20 + GST per shower head. This is a cost-effective alternative to full shower head replacement. Safety anchors or cleats on corded window coverings are fitted as part of the standard inspection fee. We can also provide a quotation and arrange installation of draught proofing to external doors, windows and wall vents. This is subject to a compliant gas safety check having been completed within the previous six months.

Question 3

When does a property need to be inspected?

Accepted Answer

Under Victorian law, all 15 minimum standards must be met before a rental property is advertised, a new tenancy agreement is entered into, and for periodic leases. An inspection gives you documented proof the standards are met, and that is your best protection if a dispute arises later.

Question 4

Can I use the report for VCAT proceedings?

Accepted Answer

Yes. The report is professionally structured, dated, and includes photographic evidence referenced against the relevant provisions of the Residential Tenancies Act 1997 (VIC). It is designed to serve as supporting documentation in the event of a VCAT application.

Question 5

What happens if something does not pass?

Accepted Answer

The report will clearly note which standards were not met and describe the issue with supporting photos. This gives you or your tradesperson a clear list of what needs attention. Once rectified, we can arrange a follow-up inspection if required.

Question 6

How quickly will I receive the report?

Accepted Answer

Reports are delivered on the same day as the inspection, as soon as possible after the visit is completed.

Question 7

Is the inspection just a visual check?

Accepted Answer

The inspection is primarily a visual assessment of each prescribed standard. It does not replace safety certificates for electrical safety, gas safety, or smoke alarms. Those must be obtained separately from licensed tradespeople. Our report will note where specialist certification is required.

Question 8

How long does the inspection take?

Accepted Answer

Most inspections are completed within 30 to 45 minutes on site. Larger homes or properties may take up to an hour. Either way, the report is delivered the same day.

Question 9

What areas do you service?

Accepted Answer

We service all suburbs across metropolitan Melbourne. If you are unsure whether your property falls within our coverage, get in touch and we will confirm.
